You can create a PDF from your conceptual topics using HelpStudio, but you cannot generate a PDF of your .NET reference topics. The key reason for that is a practical one - .NET documentation will usually run to several thousand pages, making extensive use of dynamic content and hyperlinking. That kind of content does not work well in PDF format.
We do have plans to introduce an alternative output structure that would suit a PDF output in a future release, but I don't have any concrete confirmation or dates on that at present I'm afraid.

As mentioned above, Document! X doesn't include PDF output for assembly documentation. There are several tools out there that claim to be able to generate a PDF from a CHM, but that isn't something we have direct experience of, and is likely to look more like a screen grab than a good quality printed output.
